Since covid there has been a change in attitude about rural living, it is no longer too far from the city and homeowners are seeing the advantages of the open spaces. Our recent research on our homeowners finds a wide range of lifestyles within the subdivision. Two distinct options are now trending;
One, is that homeowners are split about evenly with young families compared to empty Nester's.
Two, those that are working are not concerned about how far it is from there job. Life style is more important than conveniance.

The villages is owned by the developer the Vold family with the primary asset being the utility company. The golf course was recently bought by Golf North, who are the largest owner of public golf courses in Canada.
Both parties have a long term agreement to work together on the future development of both properties.
All recent lot buyers must build there home within two years after the purchase of their lot. If lot owners have not started to build by the second year then they must start contributing to the utilities maintenance costs, currently that fee is $76 per month plus tax.
Most lots are around 1/3rd of and acre or about 1500 sq meters. On average depending on dimensions there is about 30 meters of frontage and 50 meters in length.
Lots were pre sold to complete the development several years ago over 85% of the lots are owned by private individuals. Depending on the circumstances of the owner they may be selling there lot privately and not building, pricing may be based on there own personal situation. However for the most part any lots located on the golf are higher priced than those lots that are not on the golf. This is a normal trend in golf course community developments.
Ponoka County has one of the most reasonable tax rates in the province. Most taxes range from $2,500 to $3,500 per home depending on the size of the house.
The villages is not your typical rural development, all utilities are included with your lot which includes sewer and water. Power and Gas is handled by Fortis and Atco
Sewer and water are currently owned by the developer, and are secured thru the county with a development agreement, which protects the homeowner. Future ownership of the utility could go to a third party operator, the county or a HOA made up of the current homeowners. These are all options that could take place as the development builds out. The developer in the past has subsidized the operating costs of the utility operation, breakeven was estimated at about 46 homes completed, we are currently near the break even mark. All billings to homeowners are based on a formula similar to most rural communities, pricing is reviewed on a yearly basis.
Like most rural areas we have access to microwave towers in the area, there is no highspeed cable at this time but we estimate within two years the service will be in the subdivision. The Villages is located in the Wolf Creek School district for both Lacombe and Ponoka, bus service is to your door for Ponoka schools and Lacombe has pick up points within walking distance. These schools are located within 15 minutes from your home. Post secondary is also convenient with Burman University in Lacombe and Red Deer Polytechnic within 25 minutes.
